Service — Moss Removal & Treatment

Moss Removal & Treatment for Burnaby-Area Roofs

We remove moss by hand, protect the ridge with zinc strips, and keep asphalt, cedar, torch-on, and metal roofs on the same treatment schedule — no pressure washer, ever.

The Problem

Why Moss Is a Bigger Problem Than It Looks

Moss holds water against whatever it's growing on. On shingles, that means moisture pooling under lifted tabs instead of running off; on cedar, it keeps the wood damp long after the rain stops. Left alone, it also puts material warranties at risk — several of the manufacturer lines we're certified to install specifically exclude moss and fungus damage from coverage. Heavy tree cover from parks like Deer Lake and Burnaby Mountain means regrowth can start again within a season, even after a full removal.

The Process

How We Remove It

  1. Hand removal with soft brushes

We start by hand, using soft brushes that lift the top layer of growth without tearing into the granules underneath. A pressure washer does the opposite — stripping away the surface it's supposed to protect.

  2. Zinc strips along the ridge

Once the bulk of the moss is off, we install zinc strips along the ridge. Rain carries trace amounts of zinc down the slope every time it falls, which keeps new spores from taking hold between visits.

  3. Moss-inhibiting treatment, full roof

We finish with a moss-inhibiting treatment across the full roof. It's the same process whether the roof underneath is asphalt shingle or standing-seam metal.

  4. Gutters cleared, debris collected

We clear the gutters and collect any debris that came down during the work before we leave your property.

By Material

What Changes by Roof Type

Asphalt shingle

Asphalt holds moss in the keyways between tabs, where it blocks water from running straight down and pushes it sideways under the shingle instead. Hand removal matters more here than on any other material — scraping or high pressure lifts the granules that give the shingle its UV protection.

Cedar shake

Cedar stays damp longer than shingles or metal, since the wood itself holds moisture instead of shedding it. Moss here accelerates rot in the shake, not just the surface — the same reason we skip-sheath rather than solid-ply on a cedar shake tear-off.

Torch-on / flat

Flat and low-slope torch-on roofs pool water at any low point, and moss along a seam or drain edge stops that water from reaching the drain. We give this material the same inspection time as steep-pitch roofs, since a shorter look here misses exactly the spots where drainage problems start.

Metal

Metal sheds moss more easily than any other material we work with, but growth can still take hold in seams, fastener heads, and valleys where debris collects. We check those spots by hand rather than assuming a slicker surface means nothing's growing there.

Retreatment Cycle

How Long the Treatment Lasts

The moss-inhibiting treatment isn't a one-time fix. We reapply on a two-year cycle, since even a clean roof starts picking up new spores from the trees around it. Your estimate spells out that cycle in writing, so the next visit is never a surprise call.

Timing

When to Book It

Removal and treatment both need a real dry stretch to do their job — wet moss slows the brush work, and a treatment applied ahead of rain washes off before it sets. Booking moves faster in our off-season, November through February, but the work itself usually waits for the first solid dry window after that.

Pricing

What Affects the Price

  • Roof size and pitch.
  • How much moss has built up.
  • How hard the roof is to reach — a steep multi-story roof with narrow lane access for staging costs more to work on than a single-story bungalow.

Every quote is written and itemized, and it's price-locked for 30 days.

FAQ

Questions We Hear Before Booking

Will you use a pressure washer?

No. Pressure washing strips the granules that protect asphalt shingles and can split cedar. We remove moss by hand and let the treatment handle what the brush can't reach.

Is moss removal really necessary, or is it an upsell?

Moss traps moisture against the roof surface and can void a shingle manufacturer's material warranty — that's a real cost most homeowners don't find out about until they try to file a claim.

How long does the job take?

It depends on the roof's size and how much growth has built up. We'll give you a real timeline as part of your written estimate, not a generic range that may not fit your roof.

Will this disrupt my daily routine or damage my landscaping?

We stage from the roof and gutters, not your yard, so the disruption is minor compared to a full reroof. Tight access on your property? We'll walk that through before the crew arrives.

Often Paired With

Moss and clogged gutters tend to show up together. If yours haven't been cleared in a while, our gutter cleaning and repair covers that in the same visit instead of booking a second trip.
